The key caveat in our wet coastal climate is moisture — only waterproof-rated products should be considered for below-grade spaces, and a quality underlayment with a vapour barrier is non-negotiable in any Metro Vancouver installation.
Richmond's slab-on-grade foundations and below-grade suites mean only waterproof or explicitly below-grade-rated laminate should be used in any ground-level or lower application. The city's proximity to the Fraser River contributes to elevated humidity, so a quality moisture-barrier underlayment is non-negotiable. For upper-level plywood subfloor areas in multi-storey Richmond homes, quality AC4/AC5 laminate performs well and offers excellent value in a city where larger floor areas (1,500–2,200 sf homes) make cost-per-sf significant.

Standard laminate over concrete without a proper barrier will swell and buckle within 1–2 years in Metro Vancouver's humidity. For basement or slab-on-grade installations, luxury vinyl plank (100% waterproof) is a safer choice at the same price point unless your specific laminate product carries a written below-grade warranty.
Most Metro Vancouver strata buildings allow laminate if it meets the building's minimum IIC (impact insulation) rating, typically 50–55 IIC. A 2mm foam underlay usually doesn't meet this — you need a 6mm+ acoustic underlay or a product with an attached underlayment rated at the required IIC. Always review your strata's noise bylaw before purchasing. Many laminate products sold in BC come with acoustic underlay attached specifically to meet strata requirements.
For Richmond's predominantly concrete-subfloor homes, luxury vinyl plank (SPC-core) or porcelain tile are the safest long-term choices for ground-level and below-grade areas. Both are 100% waterproof and unaffected by the moisture that Richmond's water-table-adjacent slabs transmit. On upper plywood-subfloor levels, laminate and hardwood are viable options. Engineered hardwood glued down to a dry, tested slab is the premium choice for main-floor areas where an authentic wood look is desired.
