Hardwood look, budget-friendly price — BC's most popular flooring choice
Laminate is BC's best-selling click-floor for good reason: its embossed HDF core produces a convincing wood look at a fraction of hardwood's cost, and AC4/AC5-rated products handle the active, pet-friendly households that Metro Vancouver's family neighbourhoods are full of. The key caveat in our wet coastal climate is moisture — only waterproof-rated products should be considered for below-grade spaces, and a quality underlayment with a vapour barrier is non-negotiable in any Metro Vancouver installation.
Coquitlam's rapid Burke Mountain and Maillardville development has created a large stock of 2010s–2020s wood-frame townhouses and single-family homes — ideal plywood-subfloor substrates for click-lock laminate. The city's mixed demographic drives demand across price points: value-focused laminate in Maillardville's rental-adjacent stock, mid-range in new townhouses, and premium wide-plank in Burke Mountain's single-family segment. Wide-plank 10–12mm laminate in oak-look tones is the current Coquitlam renovation standard for open-plan main-floor areas.
Coquitlam's Burke Mountain new builds frequently have pre-wired radiant heat — confirm radiant compatibility before specifying hardwood or LVP for those properties. Staircase carpet is a Coquitlam specialty; choose installers with demonstrated stair-carpet experience for multi-level townhouses.
All prices are installed (material + labour). Labour rate shown is today's live rate from our pricing catalog. Material ranges reflect typical Metro Vancouver market pricing — not the protected pricing engine.
Prices exclude GST (5%). Subfloor preparation, removal of existing flooring, and transition strips are priced separately.

Get My Free Coquitlam Estimate →Quality AC4/AC5 laminate (10–12mm, from a reputable brand) lasts 20–30 years under normal residential use in Metro Vancouver. The wear layer — not the core — determines lifespan. Avoid cheap entry-grade products (AC2/AC3) in high-traffic areas; the surface shows wear within 5–8 years. Regular sweeping and prompt spill cleanup extend the life significantly in our high-moisture coastal climate.
Yes, provided you use a 6mm poly vapour barrier AND explicitly below-grade-approved laminate. Standard laminate over concrete without a proper barrier will swell and buckle within 1–2 years in Metro Vancouver's humidity. For basement or slab-on-grade installations, luxury vinyl plank (100% waterproof) is a safer choice at the same price point unless your specific laminate product carries a written below-grade warranty.
Most Metro Vancouver strata buildings allow laminate if it meets the building's minimum IIC (impact insulation) rating, typically 50–55 IIC. A 2mm foam underlay usually doesn't meet this — you need a 6mm+ acoustic underlay or a product with an attached underlayment rated at the required IIC. Always review your strata's noise bylaw before purchasing. Many laminate products sold in BC come with acoustic underlay attached specifically to meet strata requirements.
Coquitlam townhouses typically do well with a zone-based approach: SPC vinyl plank or laminate on the main (entry and living) level for durability and easy cleaning, carpet on the upper bedroom level for warmth and acoustics, and tile in all bathrooms and the main-level powder room. Stairways should be carpeted — it's safer for children and reduces impact noise between levels significantly. For Burke Mountain new builds with radiant heat, engineered hardwood on the main level is a popular premium upgrade.
