Wide Plank Engineered Hardwood — Metro Vancouver's Premium Trend
7–9.5" wide plank European oak has become the prestige specification in Metro Vancouver's luxury renovation and new construction markets. Wide planks show the wood's natural grain character more dramatically and give smaller rooms a more expansive feel — two reasons they've become the default specification in Burnaby and Vancouver prestige projects. The trade-off: wider planks require flatter subfloors (1/8" in 10 ft vs 3/16" for standard planks), show movement more visibly if humidity fluctuates, and carry a 40–80% material price premium over 5" standard-width products. For most Metro Vancouver renovations where budget matters, 5–7" engineered white oak hits the sweet spot of appearance vs cost.
Surface temperature limit: 27°C
The flooring adhesive (glue-down) and the wood veneer itself are rated to a maximum surface temp of 27°C (80°F). Exceeding this limit causes the veneer to dry out and crack over time. Modern in-slab radiant systems typically run 35–42°C water temp at the manifold, which translates to 22–26°C surface temp at the floor — within spec. Electric mat systems (especially direct-under-tile conversions) can spike above 27°C and require a thermostat with a floor probe to prevent overheating.
Glue-down preferred, floating acceptable
Glue-down installation gives better thermal transfer (heat conducts through adhesive rather than an air gap) and is the recommended method from most engineered hardwood manufacturers for radiant applications. Floating over IXPE underlay is acceptable for low-output radiant systems (water-based, controlled to 25°C surface) if the manufacturer explicitly allows it. Nail-down is not suitable — radiant heat causes the subfloor to expand, which loosens fasteners over time.
Maintain 40–60% humidity year-round
This is the most commonly missed requirement. Metro Vancouver's heated winter air (with radiant heat) can drop indoor RH to 25–30% without humidification — well outside the 40–60% RH band that hardwood requires. Wide-plank products are especially sensitive. Install a whole-home humidifier or portable units capable of maintaining 45% RH when temps drop below 5°C outside. Many BC hardwood warranty claims arise from humidity control failure, not installation error.
