Flooring Installers / Flooring Guides / Vinyl Plank (LVP)
BC's fastest-growing flooring choice — 100% waterproof, concrete-ready, pet-proof. Installed from $3.7–$9.2/sf.
Today's labour rate: $1.70/sf (from live pricing catalog)
Metro Vancouver's combination of wet coastal climate, widespread concrete-slab construction (particularly in Richmond, Delta, and Burnaby), and one of Canada's highest pet-ownership rates creates a set of flooring requirements that LVP satisfies better than any other product at its price point. SPC-core vinyl plank is 100% waterproof, installs directly over concrete without a vapour barrier, and handles the pet accidents, tracked-in rain, and humidity swings that Metro Vancouver households generate year-round.
The result: LVP has gone from a niche product a decade ago to the dominant flooring specification in Metro Vancouver's new construction and renovation markets. Builders in Surrey, Burnaby, and Coquitlam have standardized on SPC vinyl plank for living areas; Vancouver condo renovators use it in rental suites; and North Shore homeowners with mountain-lifestyle households love its resilience to mud, moisture, and active use.

SPC vinyl plank requires subfloor flatness within 3/16" over 10 feet — flatter than laminate. Metro Vancouver's older concrete slabs (particularly in Richmond and Burnaby buildings from the 1970s–80s) often require self-leveling compound before LVP installation. Budget $1.00–$2.50/sf for this step if needed — skipping it causes click-joint failure within 1–2 years.
Expansion gaps at every wall and fixed object
BC's seasonal humidity range (35% in heated winter rooms to 75%+ in summer) causes thermal expansion even in SPC. Leave 1/4" minimum expansion gap at all walls, door frames, cabinets, and islands. Cover with matching baseboard or quarter-round. Skipping this step causes buckling in Metro Vancouver's summer humidity peaks — the most common LVP installation failure in our climate.
No thick underlayment under LVP
A common Metro Vancouver installation error: using leftover 6mm laminate foam underlay under LVP. Thick underlays cause SPC click joints to flex and fail prematurely. Use only the manufacturer-specified underlay — typically 1.5–2mm IXPE attached or separate. For strata acoustic requirements, choose a product with a tested attached underlay rated to your building's IIC specification.
Acclimate before installation
Store vinyl plank boxes flat in the installation room at normal living temperature (18–24°C) for 24–48 hours before installation. Metro Vancouver's temperature swings between garage storage (cold) and heated living spaces are large enough to affect initial click-joint fit. This step is quick but frequently skipped by rushed installers — confirm your installer acclimation protocol before they start.
SPC (stone plastic composite) has a rigid core made of limestone powder and PVC, making it denser, more dent-resistant, and more dimensionally stable than WPC (wood plastic composite). SPC handles Metro Vancouver's humidity swings and temperature fluctuations better, and is the professional recommendation for concrete-subfloor installations common in Richmond, Burnaby, and Delta. WPC is softer and quieter underfoot, but is slightly more affected by temperature extremes. For most Metro Vancouver applications, SPC is the better choice.
For residential use in Metro Vancouver, 12-mil wear layer is the practical minimum for main-floor areas. 6-mil products are suitable for low-traffic bedrooms and closets only — they show wear quickly under family and pet traffic. 20-mil wear layer products are commercial grade and worth the upgrade for homes with large dogs, high traffic, or commercial applications. Thicker wear layers also resist UV yellowing better in south-facing Metro Vancouver rooms.
Yes — one of LVP's significant advantages is the ability to float over existing hard-surface floors. Over existing ceramic tile (firmly bonded, no hollow tiles), LVP can float without removal. Over existing hardwood, LVP can float if the surface is flat and there are no moisture issues. The height gain at transitions (typically 6–10mm) needs to be managed with a t-mold or reducer. This can save $2–$4/sf in removal costs — significant on a Metro Vancouver-scale project.
It depends on the product and application. Many 6mm+ LVP products include an attached IXPE underlayment — these require no additional underlay. Products without attached underlay need a thin (1–2mm) IXPE or cork underlay for sound absorption and comfort. Do NOT use thick foam underlays (3mm+) under LVP — they cause the click joints to flex and eventually fail. For Metro Vancouver strata buildings, confirm the underlay achieves the building's IIC rating before installation.
Vinyl plank flooring installed in Metro Vancouver in 2026 typically ranges from $2.00–$7.50/sf for material, plus a labour rate for professional installation. LVP is the best flooring choice for Metro Vancouver's pet owners. The 100% waterproof SPC core means pet accidents can sit for hours without penetrating to the subfloor or causing permanent damage. A 12-mil+ wear layer handles dog nail scratching significantly better than hardwood at the same price point. Choose a textured surface finish — micro-bevelled or embossed-in-register — as it hides minor scratches better than smooth surfaces. Wire-brushed texture patterns are particularly effective at disguising claw marks.
Most Metro Vancouver strata buildings allow LVP if it meets the building's IIC (impact insulation class) acoustic rating, typically 50–55 IIC. Unlike thick foam underlays, the thin IXPE underlay used under LVP may not achieve this on its own — you often need an LVP product with an attached 1.5–2mm IXPE underlayment rated at 60+ IIC, or a separate acoustic mat. Always check your strata bylaw before purchasing. Certified acoustic test reports for specific product + underlay combinations are available from most major LVP manufacturers.
