BC's coastal climate — particularly the humidity swing between dry winter heating season and humid summer — creates persistent gapping and cupping problems with solid hardwood. Choose solid only if you have a well-insulated above-grade plywood subfloor, a humidity-controlled environment, and plan to stay in the home long enough to refinish it.
At walking height, buyers typically cannot distinguish engineered from solid if the veneer is 3 mm+. The surface appearance, texture, and feel are identical. The difference is only visible by examining the edge of a plank or door threshold. Quality engineered hardwood presents and sells identically to solid for most buyers.
Yes, if you can afford the premium. Engineered hardwood at $6.50–$9.50/sf offers a genuine wood surface, refinishability, and resale value that laminate cannot match. If budget is the primary consideration, quality laminate at $4.50–$6.50/sf is an excellent alternative. The jump from laminate to engineered is significant in both cost and quality.
Yes — this is a real and common problem. Metro Vancouver homes heated with forced air in winter drop to 25–35% relative humidity, causing solid hardwood to contract and develop visible gaps between planks. Engineered hardwood's plywood core is largely immune to this. If you have solid hardwood, a whole-home humidifier (45–55% RH target) prevents most gapping.
It depends entirely on veneer thickness. A 6 mm veneer can be sanded and refinished twice. A 3–4 mm veneer can usually be done once carefully. Products with 1–2 mm veneers cannot be refinished at all — treat them as a one-time installation. Always ask for veneer thickness before purchasing.
Engineered hardwood from a manufacturer that specifically approves radiant heat use (check the warranty documentation). Wider planks tolerate radiant heat less well than narrower ones — keep plank width under 5" for glue-down over radiant. The system surface temperature should not exceed 27°C (80°F). Solid hardwood is not recommended over any radiant system.
